In the past, this meant digging through piles of records at the county office deeds, mortgages, liens each showing a different event that affected the property over time. These records aren’t all in one place, which makes the search tricky.

 

That’s where a title abstract report comes in. It’s a detailed summary prepared by a professional title searcher who knows how to find and organize these records. This report isn’t something you can get from the county or online; it requires expert knowledge to create. Keep in mind, a title abstract shows the facts but doesn’t provide legal advice, that’s the job of a qualified attorney.

 

Also, when checking property liens, there are two types:

 

  • Voluntary liens like mortgages, which the owner agrees to.
